Beyond the vineyard: Discovering Georgia’s new language of luxury
An interview with Alexander Kipiani, Founder of Origen Collection, and Nutsa Abramishvili,
CEO and partner of Schuchmann Group.

In the Alazani Valley, the morning light moves slowly – slipping across the vineyards, the tiled roofs, the distant ridges of the Caucasus.
It is here, among the vines of Kakheti, that the Schuchmann Group has created something quietly extraordinary – the Wine Village: a collection of handcrafted villas where architecture, culture, and nature coexist in harmony.
For Origen Collection – whose own philosophy is ‘Luxury Homes. Georgian Soul.’ – this Vine Estate represents more than real estate, it’s a shared belief that true luxury is found in authenticity.
Set in the very heart of Georgia’s winemaking region, Schuchmann Wines Château Villas and Spa encompasses the Wine Village as part of its vision, bringing together 120 hectares of vineyards, an acclaimed wine production and export facility, a boutique hotel, and an exclusive enclave of private villas with breath-taking views over the Caucasus Mountains and the Alazani Valley. A refined Georgian
restaurant and signature Wine Spa complete the experience, creating not only a destination, but a meeting point for those who seek beauty, craftsmanship, and belonging.
Alexander Kipiani: Nutsa, Schuchmann is already a name synonymous with fine wine and hospitality. What inspired you to extend that legacy into residential living?
Nutsa Abramishvili: Our philosophy has always been simple – to create something that brings people joy. Happiness lives in many forms: in wine, in nature, in beauty, and in the ever-changing views of the Alazani Valley and the Caucasus Mountains. But true happiness only exists when it is shared.
That is how the idea of the Vine Estate was born – to share not only our business philosophy, but a way of life with those who value authenticity, believe in Georgia, and take pride in our winemaking heritage.
For us, real estate alone was never enough, just as producing wine alone was not enough. Winemaking is a craft without limits, constantly evolving, and we wanted our homeowners to experience that creativity and pride first-hand. Through wine, we tell the story of Georgia – of our culture, our hospitality, and our enduring spirit. The Vine Estate is the embodiment of that belief: we do business that makes people happy.
A: There’s a beautiful duality in these villas – the sense of heritage alongside modern refinement. How did you approach the architecture and design?
N: Kakheti is an ancient and deeply authentic region, and with that comes a responsibility to honour its traditions. In our architecture, we use original 19th-century Kakhetian materials – stone, wood, and clay – to preserve the texture and soul of place.
Our spaces are intentionally restrained: a single fireplace in the dining room, open proportions, natural light. There are no unnecessary embellishments because the ambience speaks for itself. The result feels timeless – spacious, calm, and true to the land.
A: There’s something deeply romantic about waking up among vineyards. What kind of lifestyle does this estate offer its residents?
N: The main essence – the true lifestyle here – is wine. The Georgian vine and grape are at the heart of everything.
Why is Georgian wine so fascinating? Because it is unique in the world. Our country is home to around 500 autochthonous grape varieties – nearly a quarter of all known globally. This extraordinary diversity makes Georgian wine not only rare, but deeply authentic.
At Schuchmann, we grow only Georgian, mostly endemic grapes, carefully cultivated in the finest vineyards of Kakheti. Our investors and homeowners can connect directly with this heritage – through the vineyards themselves and through our two wine brands, Schuchmann and Vinoterra.
Schuchmann Wines Georgia produces wines of elegant balance and character, combining traditional European techniques with ancient Georgian methods that trace back 8,000 years – the world’s earliest winemaking culture, now protected by UNESCO.
So, the lifestyle here is more than living among vineyards, it’s living inside Georgia’s oldest and most beautiful story.
A: At Origen Collection, we’re seeing growing curiosity from British and European buyers seeking something genuine – a new Tuscany, without the crowds. Why do you think Georgia, and Kakheti in particular, resonates with them now?
N: Kakheti is Georgia’s answer to Tuscany or Napa – a region of vineyards, mountains, and unfiltered charm. It is becoming a beloved destination and a new meeting point for individuals who appreciate authenticity and depth.
Georgian hospitality itself is extraordinary – it blends gastronomy, generosity, and deep cultural traditions. The supra, our celebratory feast, is led by the tamada, a toastmaster chosen by consensus – a beautiful reflection of democracy and togetherness. To sit at such a table, to taste the flavours, to listen and participate in the rhythm of Georgian toasts, it’s an experience people never forget.
This is what international guests and investors discover here: not a performance, but a way of life that feels sincere, inclusive, and endlessly welcoming.
A: You mentioned belonging – a word that’s central to both our brands. What does ownership mean within the Schuchmann Estate?
N: We see our homeowners as part of the Schuchmann family. They receive lifetime membership to the winery, private tastings, cultural events, and concierge support. Many of them spend their summers here; others use it as a retreat for writing, reflection, or family gatherings.
The villas are limited by design – only a few dozen – so ownership is truly rare. It’s less a transaction, more an invitation into a way of life.
A: There’s a compelling investment story behind Schuchmann – one that combines both lifestyle and legacy. From an investor’s perspective, why Georgia?
N: Mr Schuchmann, founder and investor of the Schuchmann Group, began his Georgian journey as an investor back in 2008, and ever since, he has encouraged others across Europe to discover Georgia for themselves. Today, he stands as an ambassador for our country – for its culture, its potential, and its future.
He believes deeply in Georgia’s bright outlook and often shares the key reasons why investing here, particularly in authentic real estate and wine tourism projects, is so rewarding:
German–Georgian partnership: A strong brand foundation supported by Schuchmann’s experienced HoReCa management team.
High-yield potential: Investment opportunities driven by the growth of wine tourism in Kakheti.
Global awareness: Increasing international recognition of Georgian wine – with 8,000 years of continuous winemaking heritage.
Favourable business climate: Transparent operations and investor-friendly regulations.
Freedom of ownership: No restrictions on real estate ownership or capital transfer.
Global connectivity: Visa-free regime with 94 countries, along with clear tax and residence permit systems.
Accessibility: Easy access to Georgia from major European and Middle Eastern hubs.
Stability and security: A politically stable environment, strong public safety, and an unparalleled natural and cultural landscape.
Georgia offers more than investment, it offers confidence, authenticity, and the chance to be part of a story still unfolding.
A: That idea of living within a story aligns perfectly with the philosophy of Origen Collection – to connect people with homes that embody both soul and legacy.
For us, presenting the Schuchmann Villas is about introducing discerning individuals to the true essence of Georgia – its culture, its craftsmanship, and its quiet beauty.
N: Exactly. When people arrive here, they often tell us they’ve found something they didn’t know they were missing – peace, beauty, authenticity. And once you’ve experienced that, it stays with you.
Because beyond our story lies the simple truth – we create experiences that make people happy.
Final thoughts
In a world that moves too fast, Schuchmann Villas represents an alternative rhythm – one of integrity, heritage, and quiet pleasure.
For those who value craftsmanship over spectacle, and belonging over ownership, the Alazani Valley may well be the next great address of understated luxury.
